VA  LOANS

VA loans are a special type of mortgage designed specifically for veterans, active-duty service members, and eligible surviving spouses. These loans are guaranteed by the Department of Veterans Affairs (VA), providing a range of benefits that make homeownership more accessible and affordable for those who have served our country.

VA loans offer generous loan limits, with the maximum amount reaching up to Jumbo loan limits. Unlike many other loan types, VA loans do not require a down payment if you are within the conforming loan limits. This means eligible borrowers can finance 100% of the home’s value without needing to save for a down payment, making it much easier to enter the housing market. This no-down-payment feature, combined with competitive interest rates, significantly lowers the initial financial barrier to homeownership for veterans and service members.

In addition to the no-down-payment benefit, VA loans offer competitive interest rates, often lower than those available with conventional loans. This can lead to substantial savings over the life of the loan. VA loans also do not require private mortgage insurance (PMI), which is typically necessary for other loan types with less than a 20% down payment. This absence of PMI further reduces the monthly mortgage costs, making homeownership more affordable.

VA loans come with certain eligibility requirements, such as meeting specific service criteria and obtaining a Certificate of Eligibility (COE) from the VA. VA loans also have a funding fee, which helps offset the cost of the loan program to taxpayers. However, this fee can be rolled into the loan amount or may be able to be waived for certain eligible veterans.
